JUNIPER BAY INFORMATION
Table of Contents
Watering of your lawn using the potable water system is allowed only one (1) day a week, and that day is determined by
the last number of your address.
No watering is allowed on weekends. Authorized sprinkling times are;
12:00 a.m. to 8:00 a.m. or 6:00 p.m. to 12:00 a.m.

Juniper Bay has a Community wide trash collection contract with County Recycling.
- Trash pick-up is on Tuesday and Friday.
- Recycling pick-up is on Friday.
- In the event that a holiday falls on a pick-up day, the pick-up day will not be rescheduled.
- Trash should be placed at the curb, not in the street.
- Store your trash and containers at the garage side door in the area provided for that purpose.
The Following Items will not be collected:
- Items Exceeding the length of 4 Feet
- Single item Exceeding the 60 lbs. weight limit
- Trash not containerized or tied up
- Improper container (over 32 Gal., torn bag, etc).
- Hazardous Waste Material
- Bottom out of can, unsafe and unsanitary.
If the above conditions are corrected the item(s) will be picked up on the next collection day.

In order to maintain uniformity, the house numbers on your mail box was originally purchased and installed by the
Juniper Bay Homeowners Association in February, 1999.
It is your responsibility to maintain these numbers on your mail box. If replacement is required they may be purchased
for approximately $3.00 a set of four (4) numbers from:

Juniper Bay is a deed restricted community. Complete information can be obtained from the Deed Restriction manual provided to you by your Builder or
Realtor.
Any homeowner that is contemplating changing the architectural look of their
property (House or Landscaping) or paint the exterior of their home, must obtain
approval of the Architectural Committee. Additional information and the
proper form can be obtained from the management Company or printed directly from
the Architectural Committee Page.
"Parking and Vehicular Restrictions (ref. pg 27) - No owner shall park or store
within the properties any recreational vehicle, trailer, boat
, or any inoperable vehicle or any similar vehicles." Deed restrictions indicate that Garage Doors should be closed at all times. Although residents find it
inconvenient to follow this rule, please be aware that animals and reptiles may easily invade your
garage and your home! In addition, the open garages do not make the best view for your neighbors.
Be considerate, your neighbors will thank you.
If you see watering sprinklers spraying on inappropriate places in the common (not Juniper Bay) areas, please call
the Sterling Management Services, Master Association property manager
at 727-299-9555 or Fax 727-299-9556.
If you see inoperative street lights, please call Florida Power at
1-800-228-8485 with the pole number or the house number near the burned out
light.
Juniper Bay Board of Directors meet according to the schedule below,
at 7:00 p.m. at the Lutheran Church of the Resurrection classroom,
1555 Windmill Pointe Rd., Palm Harbor, FL. The Juniper Bay annual meeting
is held in the hall at the same location in November.

Basketball Backboard Standards
- A pad must be constructed of paving blocks, landscaping blocks, or brick. No poured concrete.
- The pad is to be located adjacent to the outside edge of your driveway, and centered between
the sidewalk and the garage.
- The basketball backboard, pole, net, and pad must be maintained in first-class condition
at all times.
- The net must be intact, and the pole and backboard must be properly painted.
- Basketball backboard base must be properly secured at all times, against windy weather conditions.
- Time of use should not become an annoyance to your neighbors. Please use common sense.
- No backboards may be permanently attached to the dwelling.
- No backboards may be placed in the street.
